Sales used. SR1A deeds for all 53 Monmouth County districts, Property Class 2, NU code blank, 7, 10 or 32, price ≥ $50,000. Condo / townhouse is any sale with a C qualifier or a townhouse/condo style on the SR1A. Duplex-style units are also counted as condos. Single-family is the rest, minus multi-family, which only counts under All. Periods are calendar years. The SR1A runs through September 2026, so 2026 is year-to-date (Jan–Sep) and is compared against all of 2025. Prices tend to run a little higher in spring and summer than in the fall and winter, so a partial year can lean slightly high until the full year is in. Towns with fewer sales than the minimum in either period are hatched.

Per sq ft vs. sale price. A town's median sale price moves with whatever happened to sell. In small shore towns a few large sales can swing it 20% or more. Median price per square foot (SR1A living area, where recorded) holds the mix steadier, so it's the default. Assessment ratio is the total assessment on the deed ÷ sale price, 2026 year-to-date, with COD where n ≥ 5. Green is near 1.00, yellow is drifting, and red is outside the Chapter 123 corridor of 0.85–1.15. It is unofficial and does not apply the Director's full set of exclusions, so treat it as a screen, not the corridor test. Town outlines are drawn from sale coordinates and are approximate.
